Answers to your frequently asked questions.
Launched in 2004, NIC MAP is a web-based suite of research and analysis tools that tracks and reports senior housing and care data across the entire U.S. The platform also offers rate, occupancy, construction, and transaction data for more than 15,000 properties within 140 U.S. metropolitan markets.
A subscription to NIC MAP lets you quickly identify senior housing and retirement community markets that present potential opportunities, measure your property’s position and performance in the market, access local performance benchmarks, and obtain useful standardized market-level metrics.
NIC MAP offers the most comprehensive combination of supply and demand data for the senior housing industry nationally. Demand data contains demographics, income, wealth, and construction costs, among other metrics, while supply data includes inventory, occupancy, and rate data segmented by property type (active adult, independent living, assisted living, memory care, and nursing care). The platform also provides access to a number of quarterly reports for the senior housing and care industry that are available without a subscription: Seniors Housing & Care Market Performance Report, Metro Market Reports, Inventory & Construction Reports, RCA/NIC Seniors Housing and Care US Quarterly Report, MAP Monitor and Construction Monitor.

ach quarter, we collect performance data on 15,000 senior housing and care properties. Approximately 80% of these properties are contacted directly, and 20% provide data at the corporate level through workbooks and rate rolls. Once collected, the data is reviewed and audited for accuracy.
NIC MAP provides proprietary, quality data to senior housing stakeholders. We have a dedicated quality assurance team that is constantly verifying and updating the data we offer clients. We pull data directly from operators, not from third parties. Unlike other data providers that only collect information yearly, depending on access, NIC MAP clients are able to receive:
Inefficient data collection becomes fast and easy: If your team is digging for data, it’s taking dozens – even hundreds – of hours to pull and analyze that information. Leave the digging to us; NIC MAP provides the full spectrum of data, research and analysis for the senior housing sector. It’s accurate, it’s regularly updated, and it’s from our trusted sources.
NIC MAP has a data confidentiality agreement with all data contributors to ensure that their individual performance data will be kept confidential. This agreement prohibits NIC MAP from releasing metrics for a specific senior housing property. Quality controls have been implemented to ensure that data is handled responsibly and remains confidential.
We strive to have a census of all market-rate (non-subsidized) seniors housing and care properties that meet our minimum size requirements. Independent living and assisted living properties must have at least 25 units, and nursing care properties must have at least 25 beds to be included in our data collection. Occasionally smaller properties will be included if they are deemed competitive.
Senior housing and care market performance data is released on an intra-quarterly, and quarterly basis, construction planning data is uploaded to our website monthly, and sales transaction data is released weekly. We also provide current demographic data that can be paired with our market data to show you a full picture of supply and demand metrics.
