I’m Rick Brace with AEW Capital Management. I head up their research for the senior housing sector. The NIC MAP Vision platform allows us to really drill down. When we look at senior housing, we view it more as a trade area analysis — so it’s not just about a market or a particular submarket. It’s really looking at unique characteristics around a particular property, and we use it to drill down in that particular fashion. That’s probably the biggest value add at the moment. It provides a benchmark, a way to look at the dynamics around any particular asset or any particular market. That’s a frame of reference to use. Even though we may view a competitive set differently than the market average, it’s certainly a way to get started in a marketplace and have a sense of what we’re looking at relative to the market as a whole. I think it’s exceeded expectations in the fact that it continues to move forward, continues to evolve, and brings more analytical capabilities into the system. There’s almost a degree of modeling, so to speak, in the system, and that’s intriguing. I’m very interested to see how that continues to evolve. I think the way the world is going, NIC MAP certainly plays an important role in providing depth to the senior housing space and the ability to analyze that sector relative to what has traditionally been the more core sectors. It’s bringing the senior housing market more to the forefront, creating liquidity, institutional accessibility, and all those good things.
