Actual Rates Data Initiative

The NIC MAP Actual Rates Data Initiative is a voluntary, supplemental data-contribution program that produces the Seniors Housing Actual Rates Reports — a series of standardized PDF reports published quarterly in arrears at the national level and across 23 metropolitan markets. The reports aggregate in-place rates, move-in rates, and leasing velocity across the participating-property sample, providing the senior housing sector with parity to the data published in other real estate property types. The data described on this page appears only in these standalone reports, not on the subscriber-facing NIC MAP platform.
About this program in relation to the NIC MAP platform: The Seniors Housing Actual Rates Reports are a supplemental data product, distinct from the regular subscriber-facing NIC MAP platform. The subscriber-facing platform displays aggregated asking-rate and occupancy data, with aggregates published only across at least four buildings owned by four different stakeholders, on a quarterly-in-arrears cadence. The platform does not display in-place transaction rates; those appear only in the Senior Housing Actual Rates Reports described on this page.
What is Included in the Senior Housing Actual Rates Reports?
- In-place rates, move-in rates, and asking rates, aggregated at the national level and across 23 metropolitan markets
- Leasing activity, measured by aggregate monthly move-in and move-out velocities
This data appears only in the separately published Senior Housing Actual Rates Reports (PDF). They are not surfaced in the regular subscriber-facing platform, the Property Advisor Report, Rate Intelligence, or Portfolios.
Reported Senior Housing Markets are Based on Participation:
NIC MAP publishes the Seniors Housing Actual Rates Report (national edition) and select metropolitan editions of the Seniors Housing Actual Rates Report. The roll-out of new metropolitan editions is prioritized based on the participation rates of local senior housing and retirement community operators. These reports are available to all NIC MAP subscribers and to participating operators at no additional cost.
NIC MAP Data Contributor Benefit
Senior housing and care operators who contribute their data to the NIC MAP Actual Rates Data Initiative receive complimentary benefits.
Operators who participate in the Initiative also have access to Portfolios — a feature of the regular NIC MAP platform that displays the operator’s own asking-rate and occupancy data alongside the same Property Advisor Report aggregate every NIC MAP subscriber sees. Portfolios is limited to participating operators as a compliance safeguard, so that we only display an operator’s own property data and not another operator’s. Portfolios uses asking-rate and occupancy data only; it does not use in-place transaction rates.
Senior Housing Actual Rates Reports (complimentary PDF access)
- Complimentary access to the national-edition and metropolitan-edition Seniors Housing Actual Rates Reports — the same standardized PDF reports available to all NIC MAP subscribers
- Reports describe aggregated in-place rates, asking rates, leasing velocity, and concession data across the participating-property sample, by care segment (Active Adult, Independent Living, Assisted Living, Memory Care)
- Published quarterly in arrears
Portfolios: Asset Management Reporting
- Assess your market share across all care types (active adult, independent living, assisted living, memory care and nursing care) and identify trends in your performance
- Use machine learning to identify aggregate market benchmarks against which to compare your portfolio
- Analyze performance stats, including senior housing market share, rate, occupancy, and RPI at the segment-level and unit-level against the competition
- Visualize trends of your property portfolio’s benchmarks
CMBS Property Financial Data (via Trepp)
- Loan-level financial data licensed from Trepp, drawn from public CMBS filings, including loan balances, interest rates, appraised values, LTVs, revenues, and expenses
- Available for approximately 30% of senior housing units in Trepp’s CMBS universe
- Requires a Market Insight subscription; not a NIC MAP–contributed data set
Resident Insight: Demographic Profiles (via Experian Mosaic)
- Demographic segmentation drawn from Experian’s Mosaic household-classification data, applied at the senior-housing market-area level
- Informs marketing messaging and amenities planning based on aggregated demographic patterns in a community’s market area
- Sourced from third-party demographic data; not derived from NIC MAP–contributed operator data

Actual Rates Software Partners:
- Actual Rates Software Partners certified by the National Investment Center for Seniors Housing & Care (NIC) are those companies who have successfully created standardized reporting that allows senior housing operators to efficiently and accurately report the monthly rates residents are paying. The software partner certification, and the reporting standardization it provides, makes Actual Rates reporting by operators turnkey and secure, thereby increasing the number of participating operator companies. Increased industry participation enhances transparency and contributes to NIC’s ability to deliver its mission of enabling access and choice in seniors housing.
This expanded reporting shows the increasing professionalism and sophistication of the senior housing operators who are able and ready to report the data in a standard file format with standard field definitions.
